Don't Throw the Switch on Electrical System Inspection

Electrical panel Home InspectionWhether you are buying a home or investing in a commercial space, it’s extremely important to have the premises inspected prior to signing on the dotted line.

This is one purchasing condition you should never waive, because if something goes wrong later, you’ll have no recourse to address the repair needs of your new home or business.

Tops on the inspection list, according to our Real Home Inspection Niagara experts, should be ensuring your home or business has adequate coverage for its electricity needs, and that the electrical panel itself is up to code and the building properly wired.

RHI inspectors are trained to uncover hidden issues and provide a detailed picture as to the state of your potential new home or business. With 25 years’ experience in the building trades and real estate industry, RHI experts have the skills to alert our customers to potential problems, including hazards within the electrical systems.

Our inspectors use specialized tools, such as a thermal imaging scanner, to detect problems that can’t be seen, but which can be identified by variations in heat signature. Using such a scanner, our experts can identify problems with heat loss; air leaks and moisture accumulation.

We’ll use this and other tools to examine your electrical panel; test all breakers; inspect wiring; identify wiring buried in conduit underground; make sure outlets and gas or water meters are properly grounded; test all outlets; run appliances; inspect hidden areas such as attics for pest damage to wiring; ensure all wiring is to code, and present you with a comprehensive, detailed report showing the results of our inspection and recommendations for changes to be made.

It’s like a safety blanket for your home or business purchase: Testing the electrical and other systems gives you peace of mind to sign on the dotted line; address problems before proceeding, or maybe even back off this purchase, depending on what your report says.

No matter what we find in your inspection, RHI experts will endeavour to explain it all and include photos of our findings. We’ll sit down with you to discuss it, and we might even be able to give you ballpark figures for some of the indicated repairs.

If you have questions at a later date, we’ll be available to answer those, too. Sometimes, your best questions occur after we have left the premises – if that happens, don’t hesitate to give us a call!
